In your initial consultation, we will discuss your needs, budget, timeframe, and goals. We will help you to understand the current market and identify potential areas, property types, and options. We can do this in person or on the phone.

Before beginning your search, your first step is to get pre-approved for a mortgage loan (unless you will be paying in cash for the full price of the property). We can connect you to a mortgage broker or banker. Based on your income and credit history, they will determine how much the bank will lend you, which will help us to confirm the price range for your search. At this point we will also advise you on what documentation you will need to provide when you are ready to make an offer.

Our team will search the appropriate properties and create a personal online Collection for you to review on our Compass.com. In your Collection we will be able to confidentially discuss and consider all the prospective properties.

We will schedule viewings for you to inspect all the properties that you would like to consider.

Once you have seen a home you like, we will advise you on the best strategy to get the property at the most advantageous price given the current market conditions. We will also estimate closing costs and advise on any appropriate contingencies, timing, inspections and incentives.

Once you have an accepted offer you will need to retain an attorney. She or he will analyze the contract of sale, building financials, and board minutes. It’s best to work with an attorney who specializes in NYC sales. Your attorney’s job is vital to protecting your interests, therefore you want to select an attorney who is familiar with the type of transaction you are doing. We will be happy to provide recommendations.
