In your initial consultation, we will discuss your needs, timeframe, and goals. We will tour your home and help you to understand the current market and identify potential areas for concern prior to going to market.

Before we Launch, we need to prepare. The team will consult on any work that will put your home in the best light. This may include painting, staging and repair work. The team has a resource list of contractors to work with us and the Compass Concierge program can also be a wonderful asset to help defer preparation costs to closing. Once ready, we bring in our photographers and floor plan artists to capture beautiful marketing images for your home.

The listing is broadcast on Compass.com and sent across our partner sites for the duration of the selling process.

We will produce beautiful print collateral to strategically showcase your property. We develop and execute an intelligent, effective marketing plan for online and any relevant print publications.

We leverages The Hōm Team’s proprietary list of professional contacts and the Compass Network Tool to find ideal buyer brokers. Open houses are hosted for brokers and/or clients on an ongoing basis.

We will conduct an assessment of the market response within the first 30 days of your listing going live. Feedback from agents and buyers is aggregated, and we revise the listing strategy if needed.

We will provide bi-weekly 1:1 updates and provide continuous traffic metrics.

Following an offer, we contact all interested parties, review the offer terms, and raise all counter-offer options with you. The contract terms are negotiated and accepted, and the transaction summary is circulated to your attorney as well as to the buyer’s. We also note and observe all contingency periods throughout the in-contract stage.

For co-op and condo apartment sellers, we will work with the buyer (with the help of their agent if they have one) to prepare the application package as well as prepare them for the interview. Townhouse, house and sellers of properties that do not require board approval skip to step 11.

After the board’s vetting process is complete and, in many cases, the buyers have been interviewed, the board will approve the purchase.

After the condo or co-op board approves the purchase the bank will issue their confirmation that they are ready to fund the loan.
